2 New Ronkonkoma Projects Will Bring $3 Billion To The Region.

There are 2 different projects being built and planned at the Ronkonkoma Train Station. The first called The Ronkonkoma Hub on the north side of the railroad tracks with over 10 years in the planning and the 2nd is the Midway Crossing (projected name, still in planning phase) on the south side of the Railroad track.
The Ronkonkoma Hub phase 1 has only 1,2 and 3bdr apartments and is on the furthest east part of the 55 acre north side parcel. Phase 1 was completed in 2020/2021 and is 95% occupied. 1 bdr apartments can rent for up to $3,000 per month. Phase 2a (east side Of Hawkins Ave corner of Railroad Ave to Union avenue, is being built currently and is expected to be completed in 2024. This mixed use phase will feature a town square, shopping, restaurants and entertainment along with commercial offices.
The north side is being built and developed by the Master Developer Tritec which will move their offices into the phase 2a office space once completed. We expect to hear more about phase 2 b on the west side of Hawkins Ave in 2023.
The north side project was approved by Suffolk County and The Town Of Brookhaven about 5 or 6 years ago.
The south side project is in the earlier stages and planning has only been active for 2 or 3 years. The Covid pandemic apparently put the project into a sort of hybernation on the surface in some aspects. Cameron Engineering and JLL Developers are currently in charge of this Islip side of the tracks.
The southside which is in the Town Of Islip has been approved by Suffolk County and recently the Town Of Islip signed an intermunicipal agreement with the Suffolk County in an effort to open the plans and bring the project forward.
The plans are for a sports - concert EpiCenter, ice rinks, educational programs, medical facilities, hotels, office space in much more. While the north side project " The Ronkonkoma Hub" is expected to cost $750 Million, the south side is expected to cost $2.3 billion and be built in phases as well.
So, putting 3 billion dollars in about 100 acres of land right in the center of Long Island is the reason we are calling it the Long Island Epicenter. These projects as quoted by Senator Charles Schumer (D) the Ronkonkoma Hub Project will be "of national significance" may be an understatement. The south side projects may take 10 years or longer to complete.
Many in the community are in favor of the projects siting that progress is a good thing for an area neglected by town officials for decades. Some residents feel this is a catastrophic mistake and will only bring congestion, more crime and lower the overall home values and quality of life.
One former resident called it "the death of Ronkonkoma".
